General Session

Called to order at 7:00 P.M. by C.J. Whelan

Caryn Winkler made a motion to approve minutes from the April and May Board meetings. Motion was seconded and approved by all.

Centennial Property Services (CPS) presented the Associations current financial reports. The Balance sheet and Budget v. Actual reports (ending 5/31/07) were reviewed. Caryn Winkler made a motion to approve the financial reports (subject to audit). Motion was seconded and approved. The reports are available on the HOA’s website at www.smokyhillhoa.net.

Following discussion, Sharron Metz motioned to pay bills for the month of May. Motion was seconded and approved.

· CPS presented their activity report for the month of May 2007.

· Caryn Winkler presented the status of the legal report from Attorney James Wilder. This was discussed at length.

· Caryn Winkler made a motion to accept the resignation of James Kelsey as a member of the HOA Board. Motion was seconded and approved.

· Following discussion Caryn Winkler made a motion to approve payment, not to exceed $300, to CPS to produce the Smoky Hill Newsletter. A newsletter will be sent to homeowners twice a year.

· Following discussion Caryn Winkler made a motion to approve a change to Van Gilder Insurance for coverage of BOD Directors & Officers insurance policy. Motion was seconded and approved by all.

· Following discussion Caryn Winkler made a motion to increase the amount budgeted for the Covenant signs to $5,000. Motion was seconded and approved by all.

· Sharron Metz made a motion to adjourn the meeting. Motion was seconded and approved by all. The meeting adjourned at 9:10 P.M.

C.J. Whelan called an executive meeting to order at 9:10 P.M.

Following discussion of Mr. Leroy Steel’s account Caryn Winkler made a motion to waive a total of $108.19 and release the lien on his property. Motion was seconded and approved by all.

· Caryn Winkler made a motion to discontinue the Worker’s Compensation coverage for SHHOA. Motion was seconded and approved by all.

· Sharron Metz made a motion to adjourn the meeting. Motion was seconded and approved by all. The meeting adjourned at 9:20 P.M.
