Caryn made a motion to waive $70 of late fees for Mr. Okbamicael. The motion was seconded and approved.

General Session

Called to order at 7:00 P.M. by Brenda Myers

· Arapahoe County Sheriff - Not present

CJ Whelan made motion to approve the minutes from the September Board. The motion was seconded and approved.

Centennial Property Services (CPS) presented the Associations current financial reports. The Balance sheet and Budget v. Actual reports (ending 9/30/06) were reviewed. CJ Whelan made a motion to approve the financial reports (subject to audit). Motion was seconded and approved. The reports are available on the HOA’s website at www.smokyhillhoa.net.

· Following discussion Caryn Winkler motioned to pay bills for the month of September. Motion was seconded and approved.

· CPS presented their activity report for the month of September 2006.

· Metro Board - Please call Rick Warren at the Metro Board for information regarding Board meetings. He may be reached at 303-693-3414 during customary business hours, or in an emergency at 720-935-2791. The information will be available on the Smoky Hill HOA website.

· Rick Warren of Metro District discussed the need for increased communication between the HOA Board and the Metro District BOD. Everyone agreed to be more aware of communication.

· The status of the legal report was discussed.

Caryn Winkler made a motion to approve the longer version of ADR (alternative dispute resolution). The motion was seconded and approved.

· Caryn Winkler made a motion to adjourn the meeting. Motion was seconded and approved by all.

The meeting adjourned at 9:00 P.M.

Executive Session

· Executive session called to order at 9:00 P.M. Following a lengthy discussion on the legal issues regarding the amount due for Barbara Wilson. Caryn made a motion to waive legal fees do to a question of reasonable doubt. Motion was seconded and approved.

· Jerry Marshall made a motion to adjourn the meeting at 9:18 P.M. Motion was seconded and approved by all.
